So How Do We Do It?
We technically become your tenant. Many Landlords prefer professional tenants and that is what Smart Property World is! You will only ever deal with us, and the contract is between you and us!
No matter how long it takes us to find the right tenant, your rent will be paid from when the contract is signed giving you a set start date. Your rent will be continually paid on this date going forward so you know exactly what to expect.
You might wonder how we are able to deliver a service like this and make it financially viable. We make our money a little differently, unlike other companies or local authorities who will make you take less rent. We don't don't that. We give you the same rent you were already getting from tenants previously. So, no drop in rent, no set up fees and no commissions to pay.
What we do is rent your property from you as a whole, and then rent out the rooms individually to tenants. This is known as 'Rent to Rent'. We would decide on what strategy to use, either House of Multiple Occupation (HMO) or Serviced Accommodation (SA). HMO is for long term lets, and SA is for short term lets, usually a minimum of 3 days at a time. This doesn't affect you of course but it's good for you to know how it works. You just need to sit in your armchair, watch the money coming in to your bank account each month and smile.
Short Term Lets
For short term lets (SA) we have professional cleaning and linen change companies that service the rooms. This MUST be to a high standard as our reputation is at stake and it affects our ability to get tenants and good rental prices. The benefit here is your property is well maintained because our professional cleaning teams are also required to inspect and photograph any issues and report back to us regularly (this also includes safety tests and checks).
Work to be Carried Out on Your Property... Maybe
Sometimes there is no work to be done, it depends on your property and how it is laid out. Sometimes we will split a big room into two smaller rooms by adding a stud wall. The most extensive work would be to convert a garage into a room. In any case, works would of course be agreed with you beforehand. We would also discuss and agree whether the works / modifications would remain in place at the end of the lease period or not. You may want to keep it as modified or revert back to the original layout. Usually we pay for any works as this is included in the formula we use to analyse your property.
How Does Smart Property World Make It's Money?
Firstly, we have a highly successful tenant marketing strategy that regularly attracts good quality tenants. We also have our own database of high quality professional repeat renters. We also have accounts with commercial companies who need short term accommodations for their employees.
We calculate the rent we give to you, the cost of anything to us such as modification works, advertising, repairs, legal paperwork, utilities, amenities, day to day running etc. then we work out how much we can increase the overall monthly rental income from tenants in multiple rooms. We can then calculate our profit margin. If everything stacks up, this is a Win/Win for everyone, You, Us and the Tenants.
So, in basic terms, you get your rent every month from us, we rent out multiple rooms at a higher rent and the difference is our profit minus costs.
